Rental registration: what landlords need to know

The Government has announced a new rental property registration service under the Renters’ Rights Act. With limited exemptions, landlords will need to register themselves and each property they let.

For properties in the East Midlands, the requirement begins on 15 February 2027, with registration due by 14 May 2027. The deadline depends on where the property is, regardless of where the landlord lives.

The fee will be £65 per property per year, with registration renewed annually. Failure to register could result in a fine.

You’ll need to provide contact details, property, tenancy and rent information, and relevant documents such as gas safety records, electrical safety certificates and EPCs.

Initially, the requirement covers properties already let or becoming let during the rollout. Rules for empty properties and displaying registration numbers on adverts will follow later.
